What We Do

Hanover provides our client, Deutsche Bank, a broad range of capabilities across all CRE property and credit types ranging from senior mortgages to subordinate debt. Our practice teams are dedicated to:

Loan Origination, Underwriting, Due Diligence & Closing

We help originate CRE financing opportunities and assist in the acquisition of portfolios of performing, sub-performing, and non-performing loans.

CRE Securitization, Transaction Management & Capital Markets Structuring

Our securitization professionals help support Deutsche Bank's capital markets team by providing transactional services across the full lifecycle of CMBS including conduit and single asset single borrower loans. Our services include: transaction management; documentation review; structuring.

Loan Servicing & Administration

We provide servicing and administration support for performing, sub-performing and non-performing commercial real estate loans, including cash management and the administration of complex, syndicated, multi-draw loan facilities. Our experience spans multiple market cycles and all property types from ground-up construction projects to large portfolios of operating properties.

Asset Management

The Asset Management team is responsible for managing, monitoring and reporting on the performance of our c lient’s portfolios of commercial real estate loans. The core asset management functions and responsibilities include:

  • monitoring of and reporting on collateral performance during the respective loan terms against underwritten expectations
  • review and assessment of relevant macro and micro market trends
  • monitoring borrower compliance of obligations pursuant to the loan documents and review
  • analysis of guarantor net worth and liquidity in accordance with contractual obligations.

These core responsibilities require thorough review and understanding of the relevant loan documents, third party reports and credit memos. The asset management team assists in preparing and presenting credit recommendations and substantiations for actions that require credit committee approval such as restructurings, lease approvals, and other requested deviations from contractual obligations. The team monitors the portfolio while gathering market data to provide continual updates to our client in the form of cash flow analyses, including sensitivity analyses, quarterly cash flow models, annual asset valuations and credit reports. It evaluates draw requests including but not limited to construction, tenant improvements, and capital expenditure.

Portfolio Management & Analytics

The Portfolio Management team provides historical performance metrics as well as forward-looking analytics for the US and European CRE balance sheet loans at the portfolio level. All individual loan cashflows are modeled and future performance simulated according to client described scenarios. Using these models, the team presents the analytical support to maximize returns on invested capital.
